Dracut and Tyngsboro are still moving fast

By Jeremy Smith
Real estate, Greater Lowell

Morning. As of October 23, 2026, CNBC reported the average 30-year fixed rate at 7.41%. That is real money on a monthly payment. But the Real Estate Data Aggregator still shows Dracut and Tyngsboro moving at a pace most of Greater Lowell is not matching. Buyers are watching payments closely, and the right price still gets results fast.

The two-week number is the one to watch

In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 60.6% of Dracut homes going under contract within two weeks of listing. Tyngsboro was at 65.9%. That share actually rose in both towns compared with the same months of 2025. Most of Greater Lowell saw that number fall.

Rates are still a real factor

CNBC reported the average 30-year fixed rate fell to 7.41% from 7.50% the week of October 21, 2026. That is a small move, but it matters on a $575,000 purchase. Realtor.com also noted that mortgage applications to buy a home fell 7% for that same week. Buyers are selective. Price your home wrong and they will wait.

In short
  1. Dracut and Tyngsboro are holding firm even with rates above 7%.
  2. Homes priced well are still going fast.
  3. But one street can read very differently from the ZIP code average.
  4. The numbers above are a starting point, not the whole picture for your address.
